On our exclusive behalf we offer for sale a house 3+KK in Nova Olesna suitable for reconstruction according to your wishes. The property is located in a quiet area of the “Czech Canada” area with ideal access to Jindrichuv Hradec, Strmilov or possibly to Pelhrimov thanks to the recently built bypass. The house can be adapted for year-round family living or for recreational purposes.

The ground floor consists of a spacious barn, where you can also garage your car. Further there is a bathroom with a toilet after renovation, a hallway with the main entrance (the second entrance is located in the barn, which can be accessed through the garden), a spacious kitchen with a living room and another separate room. From the hallway, stairs lead to the second floor/loft area. Here there is a room that was used as a bedroom. This also has an extra covered storage space behind the walls (see shaded areas in the floor plan). The windows of the house are double wooden. Despite the pitched gable roof with tile covering in very good condition, the floor still provides unused space with great potential for building a completely new apartment unit (at the moment it is about 45 m², which have not been included in the usable area). In theory, one could also consider laying a floor and extending the floor/useful area above the barn.

The electrical wiring is new in the bathroom and in the hallway with the main entrance. The original ones remain in other parts of the house. The property is currently unoccupied and therefore disconnected from electricity, so a revision will be required to reconnect. The stove was used for heating. The water source is a well (pump included in the sale price) and a septic tank with overflow is used for waste purposes.

The garden has an area of 912 m² with an orientation towards the stream where the mentioned overflow leads.

Due to the absence of EPC (Energy Performance Certificate), the property has been marked with the letter “G” – extremely uneconomical.
